@Joshua Sclafani welcome to the site & congrats on your first rental property. I would recommend coming up with criteria for screening tenants & sticking with it i.e. applicant must produce 3x monthly income, no prior evictions, have good landlord references.

Hope that helps

You can add thumbstack & craigslist to @Karen Margrave's list. You can also find contractors at your local Lowes or Menards. Not the actual workers at the facility, but the laborers coming in & out to pick up materials.

Welcome to the site @Artemio Gonzalez. Have you attended local REI meetups in your area? That would be another great way to find the person you are looking for.

It depends on what you are looking for @Hang Lee. Each market offers something different. Do you have more context on what you are looking to achieve i.e cash flow, appreciation, single-family, multi-family etc?

As @Ned Carey stated there's tons of free information on this site. Listening to the podcasts & asking others questions like you are doing here will go a long way @Walter Edmondson. I wish you the best of luck!

Welcome to the real estate industry @Joshua Oclaray. I would say wholesaling can be achieved in any market if you can get the deal under market value. Some markets however are a little more difficult to implement this strategy then others.

There's various ways to invest in the Midwest one is the TK route as @Alex Chin stated. There is also the option of investing in deals through the crowdfunding approach, which is usually more hands off.

Are you looking into more SFH's or MFH's?

Attending local meetups and networking with other investors is good when starting out @Jessica Milani. How do you plan on acquiring your first property?

Do your own marketing @Justin Cabral and track down the owner of the desired multi-family property you want. The owners of these multi-families are public record so you can send them a letter expressing your interest or you may have to dig deeper in most cases to find the owner if the property is owned by LLC.

Hope that helps

Thanks for your comment @Jay Hinrichs its always a pleasure in hearing your perspective. I completely agree on certain traits as you mentioned being innate. I myself have always been more of an extrovert and that is something I naturally had growing up versus developing it.

@Glenn Tracy that quote holds so true "you're the 'average' of the 5 people you surround yourself with the most." I wish you all the best in your venture!
