Best strategies to find motivated sellers

As a wholesaler I've tried yellow letters and band it signs in my area of Redding, Ca. Had a few responses to them but nothing to special. I'm trying to figure out something that will get the message across and it's an eye grabber. I'm planning on trying these business cards and sticking into the side of the doors. Made them super friendly and cool looking plus it has our message and what we offer. Door hangers were just to expensive for the amount of be getting. Like with the cards I'm getting 500 of them instead of only getting 200 door hangers. So I'll be able to do more. Any other creative ways to find motivated sellers??
