@Rick Turmanwelcome to the site. My recommendation is to network and attend local meetups in your area. There will be people in attendance that are doing what you would like to achieve.

Also there's numerous podcasts on this site, in which you can pull from others experience on fixing&flipping.

Agree with @Ned Careycontact landlords either or recent cash buyers in that area. If there are very few then that is a concern

Goal wise are you looking to capture more appreciation or cash-flow?

I buy&hold in Indianapolis where you can earn double digit returns. If you decide to take on the TK route then it is crucial in finding a trusted provider who has a property management company of their own.
