Welcome to this site @Stan Kyleglad you have the big picture goal of providing for your family. Really helps in the motivation department. I would start off by attending local meetups and networking. There are others in your market doing what you would like to achieve find those people and learn from them. 

Also this site is a very resourceful tool. An abundance of content to read and pull from what others have done to get started. Simply have to take action

It really comes down to what your goals are @Julian L. If you are looking for cash-flow then yes out-of-state maybe a good option for you. As @Ian Ippolito mentioned going that route it is key in finding a trusted provider to manage the investment for you. 

My goals involve double digit returns in cash-flow so I buy&hold in the Midwest specifically Indianapolis. Its more of a linear market with decent appreciation, but when there's a downturn we don't get hit like most of the volatile markets. 

If you are investing on appreciation then option C. could work, but then you are playing the guessing game in that aspect

Interesting to hear the activity in the Denver market @Kevin Greersounds like things are on the upswing. I agree with @Bill S. in finding a local meetup up to network and tell people what you are looking for.

@Account Closed I personally believe any type of personality can make it to high levels of success in this industry. In parts where a introvert may lack its good to have a extrovert to compliment in those areas
