Welcome fellow Hoosier @Stephen Sokolowyes zillow can often times be off as you stated. Do you have access to a realtor? They can pull comps for you and give you a better understanding on home values in that location 

@Account Closed Loopnet.com is a great site to find multi families between 10-50 units. The listings often times go higher then that 

@Deb Allishow are you currently marketing your properties? Also are they in desirable locations?

In the end it comes down to how deep you go into screening your tenants.
