Welcome to the site @Rob Murphylooks like the numbers work so far. I would recommend actually hiring a property management company if you can. Dealing with tenants can get overwhelming especially at the beginning stages when you are looking to grow

And Rich Dad is a great book and glad you came across it

Can anyone recommend a solid group of contractors in the Monroeville or Greater Pittsburgh area that are used to rehab work and do a good job? I have a close friend who is really struggling in this department and want to help him. Looks like he may lose money on his first flip. Any referrals would be appreciated!

@Account Closedto answer your question the areas I am accustomed to purchasing in are either working class or urban neighborhoods such as Fountain Square, Bates Hendricks, Drexel Garden, Emerson Heights, Little Flower, Old Southside, Irvington. I do not have buy&holds at the moment in Eagledale so must be a misunderstanding

@Kolby Criderwelcome to the site! Have you checked out meetups.com you should be able to find plenty of meetups in your area. Network and get around like-minded people most likely you can find someone who can show you the ropes
