Good question @Chris Tifffrom personal experience I took the route of doing a lease option for the office my company occupies. However there is a ballon payment at the end of the lease.

Currently renovating the second floor of the building to produce cash flow, in which I can put more of that towards the lease payments.

Welcome to the site. I would recommend attending a local meetup and finding investors who are doing what you are looking to achieve.

Then from there look to create a partnership in which you would have to bring some value to the table

From my standpoint I would take care of the issue as a property owner. If the problem keeps arising however then I would clarify to the tenant that it is there responsibility from there on
