@Drey S. I personally would do cash for keys in this scenario and it should work out. Versus going the other route. Keep the communication in written form like you have been doing

As @Larry Friedmentioned you may have to look out-state if you are seeking cash-flow due to the amount of capital you have. As you might have read through the various forums due to the rising property values in your backyard finding cash-flow positive properties can be difficult to find.

@Sam Valme I am not familiar with this location however I do look at similar trends such as this one in areas in my market. 

Besides this purchase by Tyler Perry are there any other anchors in the location or even city plans to revitalize surrounding neighborhoods?

I agree with you @Rick Birkey on the Dallas market being hot. With all of my rentals I hold on for the long haul unless someone is paying a premium for the asset. It comes down to what your goals are really.

If you do decide to sell hope you have a property lined up in that hot market for a 1031

Ouch that is not a landlord friendly market from the looks of things. Hopefully tenant as @Justin Ericsson stated will take a cash for keys for best case scenario.

@Robert Taylor I have attended one of these in the past and they do very little of teaching on the subject of wholesaling.

I may have had a different teacher however so can be different in your case.
