Are you doing your own marketing to find off-market deals? Maybe a option to look into if you haven't already. 

You are in a hot market, however so like others have stated patience is key

Pull the public records and find the previous owners before you. I would imagine whoever has left it should be wondering where they have misplaced something that important

This past year the tenants with kids that occupy my units got a free copy of the movie "Frozen". I feel the personal touch can go a long way especially when the end of the lease comes around and you want them to stay. However it just feels good to see the smiling faces on the parents faces

Agree with the above statement on seeking a $800,000 property. Go 4 units+ if you can.

Agreed with the above statement by @Richard Fields. I have acquired properties in the past and currently where there is a long-term renter where the property is under rented. I keep them in there at the same rent. When I run my numbers I always base it on what current cash-flow is versus if I go in and raise rents and make upgrades.

If you do decide to raise rents however I would do it gradually.

@Jordan Decuir great question and this will vary on your comfort level. I just add a additional fee towards the rent. 

Small pets 20lbs under $15

Large pets 20lbs plus $25 only one large pet allowed
