As stated by numerous investors above stay as local as you can before branching out of state. However if you do decide to go the out of state route find a market that is most aligned with your investment goals. Money can be made in just about every market if the right strategy is implemented

For my rentals I use both zillow.com and also trulia.com to reference from. The rent zestimate is not too far off on zillow.com often times.

I would start by calling local realtors and cross referencing on zillow.com and trulia.com.
