Instead of carpet @Scott Titus have you considered laminate flooring? Last longer and depending where you get it from can cost just about the same if not just a little more. Numbers look good however as pointed out cap ex maybe a little low

From what you have posted you will have to dig deeper into what your investment goals are. I always recommend stay as close to home before you decide to venture out of state. 

If your current market doesn't offer what you are looking to achieve then venturing out of state would be a good option. Trying to wait it out until another downturn is very speculative.

I would personally find someone who is very experienced(and good at what they do) in your market as a landlord @Philip Velleux and take them out for a cup of coffee and pick their brain. 

However at some point you will have to dive in and learn for yourself.

If your market permits @Matt Smith I would personally use that as a down payment for a apartment complex. Or even multi-family

As stated above @Logan Halliburton try and stay as close to home as you can. If you are unable to find options that fit your criteria then Indy maybe a good option. However it comes down to what your investment strategy is. Once decided this will help in figuring out what areas either or companies to go with.
