Have you made a RE investment before? There's quite a bit of directions you can go into. You can go the Turn-key property route, buying your own property and self managing, pulling your capital together with others(real estate crowdfunding). 

It comes down to what your goals are. Hope that helps

The above bp member gave you a good start. I would recommend picking up the phone and calling around if you have the time. You will gain an abundance of knowledge from this alone. Start with realtors then PM's.

Agree with @Ali Boone in finding a reputable TK provider. Find a market that is more aligned with your investment strategy. I would recommend staying as close to home before venturing out of state if feasible

Great question @Matt Smith. Have you checked the recent sold homes in your area? Certain locations in my market the homes sell at the same rate as the ones with staging. 

Usually your agent should be aware of this matter and recommend the staging based upon their knowledge of what buyers are looking for.
