Good question @Eric Kangtaking knowledge from others is a great way to increase learning process on a market. I wonder what made you decide to start looking out-of-state? 

I am biased on the Indy market considering I know the market in addition to being born & raised here. 

Cap rates are between 12-14% in B areas

20+ rentals at this point in time

If Indy didn't have affordable houses, a good economy and job growth I would be in another market. So those are things I look for. 

Money can be made in virtually any market if you buy right. Hope that helps Eric

As others have stated J Scott has a good book on this subject. I believe doing walk throughs with others like you have been doing @Account Closedis the most effective method in learning this. Fully immersing yourself by additionally reading books will increase the learning process.

Great question @David Huynhdo you personally plan on doing maintenance yourself or hiring it out? As stated by @Curtis Bidwellstudents often times can cause more wear & tear on a rental.

My first property was 30 minutes from where I lived and decided to hire a PM company. The fee you pay to the PM company will be well worth the peace of mind.

Great question @Matt R.it is great you are being considerate of the neighbors. As others have stated it is good to give them your contact information so they have a form of contact. However it is not necessary to go out your way to accomplish this.

Thank you for the kind words on the Holdfolio model @Larry Fried and @Saul L. it is greatly appreciated. 

As stated above @Randy Johnsonthe model is very hands off and allows for diversification through a portfolio of ten properties. Thus minimizing risk.

There are a variety of threads on this platform of others that have experience investing in this CRE niche. I would start there.

Each company offers something different and finding the one that is most aligned with your investment strategy is key.

I would recommend staying as close to home as you can before venturing out of state. If you do decide to venture out of state @Reg Palmer make sure you have a reputable operator with boots on the ground in that market.
