Post: Remove tenants before? acquriing

If you acquire a 3-4 unit property and there are tenants there already, what is the best legal method you have done to remove them so you can pick your own tenants base on your screening methods. 

Reasons I ask:

1. I don't know what type of investor the last owner was or is:

2. I don't know what type of method he/she used to pick the tenants?

3. I Want control on who is living there and the metrics I use to screen them but the best return on my investment and reduce overturn and damage to property. 

Questions:

1. What method have you used?

2. And if if so what plans do you have in place to replace them ASAP?, should you be looking for tenants while trying to remove them?

3. Can I ask the owner before acquiring the property that i need them removed?.

4. What if they don't want to move since the lease will say move on x date?, can they fight it?.

P.S sorry for stupid questions, trying to cover my basis.

Looking for distressed Duplex, quads property in Rhode Island preferably in the following areas

1. Providence

2. Pawtucket

3. North providence

Besides agents which I will use of course, how do I find properties not listed on MLS and what tactics have you used?. Seems like in my areas there is only 3 units at least on free sites like redfin, relieving and such. P.S Have not looked at MLS yet, might be different there.

@James Vega  ha. That is crazy, that is why I rather spend a little more on vinyl flooring. Put durable reasonably appliances with energy efficacy and low flow water products.

Is there a program free or paid on kitchen or bathroom design base on sq footage? so we can visually see what we need to do and how to free space or better utilize limited spaces in each unit?. 

I understand each market is different, but i fee like having stainless steal feel certifed used appliances with nice basic kitchen and bathroom can go a long way.

In the process to acquiring a 3-4 unit property, My business partner and I are wondering is it smart to add vinyl plank flooring to living room/bed room  combo or  just Vinyl in living room and carpet in bedroom?.

The reason we ask is because we want long term benefit and durability of the product? from animals to tenants.  Also Would this be base on comps of like properties in the area, if not will it increase property value besides the usual kitchen and bathroom?.

Hello

Meeting with a multifamily investor to gain more insight and hopefully mentorship in the buy and hold multifamily space What questions should I be asking?, which as legal, sub contractors, taxes and etc?. My business partner and I will be acquiring a fourplex this year via creative financing or partnership, we don't know yet but for one thing we will acquire a property one way or another that cash flows!. 

I would love some suggests as we questions to ask and how can I be helpful as a current business student to help this person out and also learn first hand.
