Driving for dollars found some great fourplex but off market and I would like to contact owner or send yellow letters.  New to this, but is the assessor price quote relative to potential selling price besides what ever can be negotiated?. 

Example: fourplex

Assessor site: 207K

I am assuming if sold it will be around price or under depending how distressed?.

@J. Martin  yes I agree, I won't live there forever. My business partner and I want to use the unit for ourselves until we can move out as well. But yes Cashflow is the goal I also understand it has to be in a blue collar area with growth potential and a safe area to live and do business.  But yes City data will be good, also heading to the local police station to get more information of each area and major employers and shopping and entrainment areas as well.

When looking for a "farm" area to invest what key factors do you look for?. Looking to buy fourplex with partner via FHA and use one unit for one year.

What criteria should be look for?.

How do I locate a investor friendly lawyer in Providence, Rhode Island. My business partner and I would like to sit down with a real estate friendly lawyer to discuss out plans?.

With that said how about if you need to repair and update the property but lease isn't up or there is tenants when you bought it. Do you wait until its over to start the demo or ask to relocate for a short amount of time?.

If you acquire a 3-4 unit property and there are tenants there already, what is the best legal method you have done to remove them so you can pick your own tenants base on your screening methods. 

Reasons I ask:

1. I don't know what type of investor the last owner was or is:

2. I don't know what type of method he/she used to pick the tenants?

3. I Want control on who is living there and the metrics I use to screen them but the best return on my investment and reduce overturn and damage to property. 

Questions:

1. What method have you used?

2. And if if so what plans do you have in place to replace them ASAP?, should you be looking for tenants while trying to remove them?

3. Can I ask the owner before acquiring the property that i need them removed?.

4. What if they don't want to move since the lease will say move on x date?, can they fight it?.

P.S sorry for stupid questions, trying to cover my basis.
