How to find Duplex, quads and triplex

Looking for distressed Duplex, quads property in Rhode Island preferably in the following areas

1. Providence

2. Pawtucket

3. North providence

Besides agents which I will use of course, how do I find properties not listed on MLS and what tactics have you used?. Seems like in my areas there is only 3 units at least on free sites like redfin, relieving and such. P.S Have not looked at MLS yet, might be different there.

I walked down blocks that I was interested in living in, then I went to my states building website to see who the owner of the property was.  Next I wrote a letter to about 20 people and one lady actually called me and desparately wanted to sell. She was old and wanted to retire to the south.  Turns out her home was listed but she was willing to sell to me to avoid paying realtor fees.
