How true is no money down?,  what programs are there for those buying first time but using the property as an investment?. This year I would like with my partner acquire a disstressed fourplex?.  Currently doing what ever I can to earn and learn more as well as get our hands dirty, come hell or high water not closing 2015 with out a profitable property.

Starting my buy and hold company in multifamily properties this year, but who should be included on the team besides founders?. And How do we go about locating these folks an including them going forward as a new company?.

We want to lay a strong foundation brick by brick, so no matter what problems come up we can bounce back.

Hello 

My name is Abou from Providence, Rhode Island currently a student in RI and graduating from a community college to a state college for my B.A in finance.  I am studying to take my Re sales test next month and my business partner Luis and I are going to acquire our first investment property in RI. Currently we are focusing on the college market niche as out first investment in our buy and hold strategy.  We would love to meet local investors and gain and get our hands dirty and learn as well as pay our dues. I just don't know how to go about it. I would if any Rhode Island or borderline mass could assist.

Currently a college student and planning on  acquiring first multifamily investment in 2015 with a business partner in Rhode Island. Niche model would be student housing since we some of the top colleges in RI from Brown University, Rhode Island college and Providence College and many other ones not listed.   

Question?:

1. Whats the best link on bigger pockets on student housing and the mechanic of that niche?.

2. Legally how do I protect myself as much as possible, I know sometimes as a student some student party or damage or crime or etc happens at the property. 

3. What solutions or things you have learned in student housing to investing you wish you knew?

for FHA how long would be the stay?. And yes We will start with a 4 unit small multifamily in Ri. There is many colleges and up and coming communities after home work is done on the area.

Hello

My partner and I are acquiring our first multifamily property in Rhode Island area in 2015, and I have some questions about funding. Please bare with me if I am asking stupid newbie questions. 

If our goal is to fund our first investment with OPM or no money down if there is a such thing!, 

Questions:

1. How do we find investors, and how do we prepare ourselves with the skills and tools needed to secure funding?

2. What do investors look for when partnering?.

3. What is hard money lender?, and is it safe for newbies?.

4. How do we prepare ourselves enough and not get burned, since some people prey on newbie?. 

5. How do we protect ourselves and the investors money?

6. is there any links or book or club we can join or read to better understand financing or funding resources?.
