@Beth L.  Yes smoking in or around a property of mine will not be allowed. But I always know people will test to see how far they can go or test you, so what legal measures are there once you told them once, twice or even three time.

Haven't acquired a property yet, but in the process of learning and earning but before 2015 closes will for SURE. But as a none smoker and none drug user, how have you dealt with renters who are smokers?.  Are smokers a protected class?, and i understand there are pro and cons to everything in life. But would it be wrong or financially stupid to not rent to smokers?.

1. Allowing smokers, but you can't smoke in the property or outside of it?, am I going to far and will this turn someone who smokes but the right tenant off?.

2.  How have you dealt with smokers or the use of drugs in your properties, and what legal measures via contracts prior to renting have you put in place. 

3. I understand weed smoking and growing is what most people are doing, and I personally  don't care what someone does to themselves as long it does no affect me or on my property. What has your experience has been with drugs or smokers and how you solved this wold be problem. Unfortunately people find grey areas to explore or holes you missed and use it against you!. 

Again stupid question, but wondering because someones smoking in one unit at night can start a fire or plus smoking usually get into carpets and etc!.

So for example, out in Philadelphia, for a 3+ unit NOO I have to have a fire suppression system installed.

"However if I owner occupy this same unit ... the I don't need the fire suppression system installed. The joke is that Philly doesn't mind if there is a fire, as long as the owner burns up with the building!"

That last part was funny, but yes I will check with the state and see.

If one owns a 4 unit two bed room duplex with a finish basement once green lighted to do so.  Should the whole building be hard wired for fire safety or would a better operated do?.

 I asked because I spoke to a investor way back when who owned many units, and one day there was a fire and a talents son amsted died due to their behavior. But since the owner had the fire department tour and recommend safety guide and etc. This investor saved him self from going to jail since he did he's job correctly.  Also with 4 units mistakes can happen,  so is hard wired and sprinkles necessary for a duplex of four unit?

Acquiring a 4 unit fourplex this ear with FHA this year. My business partner and I understand that we will have to leave there for one year, but question how do I figure out zoning or requirement when I do acquire a property so we can convert the basement to a living able space. And once we move out also rent that out with all the safety and bells included. But I understand some locations basements are off hands only for storage?.

 I guess I am asking how do I find out such a thing, would it be base on each town I invest in or a state thing?.

@brandon yes I will order tomorrow morning! for my business partner and I. Also we would not mind living in one of the units for the year as well. 

Question to Brandon or anyone else, who would kindly answer:

1. Tools used to analyze a deal?, applying the cashflow book this week as well.

2. What protective measures for a investment property, besides separate llc from parent?.

3. As a way to get into real estate via rental agent ( taking sales license test next month), what other ways to get involved in real estate and make money for more investments. 

4. Links for lease options?

5. For partnerships and for two newbies, we are currently reading all real estate books on multifamily and investing as well as taking our sales license next month to learn and earn. How do we partner up with a local investor with little to no money?. How do we better position ourselves to meet someone like that either to partner or learn from them?.
