@Bill Gulley  I LOVE  what you wrote, it about relationships and learning and having run. Also being ethical and fair, its the only way to stay in business. We want to acquire cash flowing properties from tired investors or those willing to sell.  What strategies to you have for finding these folks, and how to approach them with creative financing options even if we are not loaded? ourselves?.

@Leonid Sapronov thank 8am is great time of the day ha. But yes I love some of those ideas, we will refinance and invest in other deals, use local banks to obtain financing hopefully portfolio loans.

Yes if LLC isn't an option that is okay for the first two properties we can wait to get those under one long term. I wouldn't mind living in the property how ever long I need to to get that $7k We are in it for the long term, an I understand noting is free in life. And yes partnering up and finding creative says or seller financing is something we want to explore as well.

@Ingrid J. Hello great point Ingrid, he is my best friend and stand up guy, we also founded a watch company called Rhody,LLC during community college as well. But I understand problems happen and etc, so yes we will get a contract when we file for LLC for our future 8 unit in 2016. He and I will own 50% each, as well as clear roles and responsibility as well as "what Ifs" if something happens to anyone of us. My personally goal is to scale this new company where I can hire 10 people max for admin and take this company public or a multimillionaire dollar if not billion dollar company. Humble beginnings, we with clear focus, passion, hard work, smart work and great mentors and partners anything is possible.

Hello

Current College student in Rhode Island College, plan on acquiring 8 unit in 2016 with my business partner. We plan on buying separately using our first time home buyers benefits as well as using FHA or FHA 203k on a value add that needs some light TLC no sink holes! or major rehabs. Currently RI has this new program for college students, where they give new graduates $7k down payment through their first home www.gradgrant.org. So if all goes well we will acquire cash flowing properties with little to no money considering it cashflows as all factors are factored.

Our goal is to scale from our first 8 unit to 30 by 2018!, crazy goal we have been saving and have good savings dusk far. How does one scale from 0 to 8 and 30 units+ and future goal of syndicating deals too.  I have been reading a lot of success stories, and I wonder how they scale so fast, and what skills they have that I should learn.

@Michael Sjogren@Michael Quarles  Thank you guys I will look into them, and buy one. I love bigger pockets spreadsheet tool, but it isn't as detailed as I would want it to.

Any one has a downloadable speed sheet they use for buy and hold?, U understand bigger pocket has their own which I intend to use as well, but I like to practice detailed analysis of deals. Preparing myself.

@Brandon Ingegneri you are right about one bed room, most people today have kids, or living with or taking care of someone. And parking on site is a must for me, this property is a value play but the price and condtion dont match. But we will see if she takes our offer.

@Brandon Ingegneri Hello Yes she wans too much for them, she is not als willing to work with you unless its $450k. Bu when would you have a empty property sitting with 20k over your head? in taxes to pay?.

Since you live close I would like to meet with you by the house today if you can, if not a phone call will do.  nevertheless a problem I want to solve but not for $450k who ever pays that price wont see that money for a while.

@Neal Collins Thank you for the advice, I am a bit green, but and have some four partners hopefully doing the deal with me. I do not want to burn the agent or go around her she is needed, but I feel like there are things missing or not making sense?. We plan on offering her deals and see which one we can all agree on. Since they own it outright we want to do owner finance and some cash if possible.  I will update on this, but one thing for sure I am acquiring this property.
