Looking for house w/ land in Penn Valley CA 95946

I have a friend who is looking to buy a house with around 5 acres (will go up to 10 or 12).  Property can be within 50 miles of that area, just need a house with land.  House doesn't have to be that big...a couple of bedrooms & bathrooms (it will be men living there, so not as picky with finishing's as I would be).  I'm from Houston, TX, so I have NO clue what that area sells for, but they're looking to spend between $150K - $250K.

Is anyone in that area, that might have something to sell?
