Good afternoon, I frequently come across smaller homes (10k sq ft or less), and was wanting some thoughts on whether investors consider these "deals"? It is difficult for me to come up with ARV, but I am confident in rental prices. I know the area well, but am still new to Wholesaling and REI investing in general. If you are able to come with the numbers for these to be deals, I would love to hear any tips or experiences you may have with these homes in the area. Thanks!

Greetings, I have worked a few Wholesale deals in the Atlanta and Cobb County areas. Now I'm am looking to obtain my RE License. It is something I have always thought about, and now that I am working towards more goals, I think it would be a benefit. I understand many of the pros and cons of getting the license for a RE Investor, but I think it will help me to understand real estate, as a whole, on a greater level. I was wondering if I could get some opinions on obtaining a license here in GA, and the Atlanta and Cobb areas in particular. Also, some advice on companies to work with, both local and National. Hello,

     I started listening to the podcasts a few months ago, and have finally taken the plunge.  I have always been fascinated by Real Estate and all of it's many aspects, but never thought I had the means to get started until now.  Being apart of BiggerPockets has opened my eyes to several possibilities of creative financing, and I am now ready to slowly start my "Real Estate Empire" and build the life that will allow me to give back to others that have helped me along the way.

     I am looking to start by getting a few wholesale deals under my belt, move on to flipping, and finally buy and hold with multiple properties in a portfolio.  I am starting with wholesaling, because I think that it begins with the least amount of risk to begin with since I am starting out with no experience.  I want to begin by just contacting Buyers in my immediate area (I'm at Lake Allatoona, so Cobb, Cherokee, Paulding, and Bartow), and seeing what it is they are looking to buy, and the ways someone like myself can bring some added value or make their jobs a little easier.  I am thrilled to be getting into something I have always wanted to learn about, and I look forward to speaking, discussing, and maybe even working with many of you.
