When you say you want to stay away from remodeling, does that mean you want turnkey? I would never say something “can’t” be done, but it may be difficult here in Tampa. I definitely have come across condos in that range, but usually it takes a little rehab. Also, remember to take Condo Association fees into account. Those will cut into your cash flow. It’s doable in the Tampa/St. Pete areas, it’s just all about finding the deal and making the numbers work. Know what you want to cash flow, you already know what you want to spend, and match that up with the areas in these towns that command enough rent for the numbers to work.
