Atlanta area sub $50K homes

Good afternoon, I frequently come across smaller homes (10k sq ft or less), and was wanting some thoughts on whether investors consider these "deals"? It is difficult for me to come up with ARV, but I am confident in rental prices. I know the area well, but am still new to Wholesaling and REI investing in general. If you are able to come with the numbers for these to be deals, I would love to hear any tips or experiences you may have with these homes in the area. Thanks!
