Hey Ken,

Welcome to BP!  I am a former Western Mass (Chicopee to be exact) resident living in NC, life is good in the South.  Where in NC is your property?

Go Red Sox!

Thomas, the whole area has a pretty strong rental market right now.  How far out are you looking?  Hendersonville (south) and Canton (west) might have what you are looking for and both are about 30mins from Asheville.

@Matthew Wright  One more thing, I never paid more than $180 for my heating bill in the winter and that is in a 2400 sq ft house, avg bill was $129.   ;+)

Hey Matt, I'm originally from Mass (go Red Sox!) and have not regretted my move south for one second. Winters are mild (50's) and short and Spring starts in March! In NC we do pay taxes on food and clothing which took some getting used to but my property taxes are 1/3 of what I was paying in Mass. I currently have one SFH that I rent out and one apartment bldg that I never would have been able to afford up north. Take the plunge, you won't regret it!

I manage the property myself.  I have my RE license and my brother is an HVAC contractor (which obviously is a huge bonus).

The refi loan took about 5 weeks and the commercial loan about 8 weeks but the seller had left the country so that was our delay.  Usually it is the appraisal that holds everything up but that was not the case for me.  The loan is a 4.7% fixed for 5yrs then it balloons but I can renegotiate the terms for another 5yrs fixed at prime plus 3.  I'm putting extra on the principle every month to help bring it down quicker.

Hey Benton, I made the jump from one SFH rental to a 9 unit apt building in one year. I had enough equity in the SFH to pull out for a down payment and financed the rest thru a small local bank. The SFH was my primary residence for three years which I bought as a foreclosure for $215k and did the BRRRR strategy on it bringing the ARV to $310k then I moved and rented it out and did the cash out refi. I had a 3.3% on the owner occupied loan and went up to a 3.8% which is great for rental property. It was scary but exciting all at the same time. If you have enough equity in your rentals I highly recommend commercial investments (economies of scale and all). It is not easy finding banks that will do cash out refi's on rentals but I kept at it until I found one. PM if you want the one I used. Good luck!
