I agree with Rod. Are you using bandit signs on your street? I put up two signs for my FSBO and received two calls (one turned into an offer) within an hour. You never know if your neighbors know someone who is looking to buy and can be great assets for networking.

While on this topic, I'm curious why more Landlords don't set up recurring merchant accounts to collect rents.  Does anyone have experience with these, if so I'd love to hear more about them as I would utilize this type of collection system for my rents once I get in the game.
