@Kyle Miles and @Kelly McMillan  Very sorry Kyle and Kelly, the site I mentioned above took the free exams down and are now charging $75 for the practice questions and closing statements.  Too many people were probably taking advantage of it and they figured they could profit from it.......again, sorry.  Welcome to the world of Real Estate.

STUDY!!!  Haha  :+)  I found that most of the questions had two answers that were obviously wrong and two answers that could both be correct but the one that pertained to the law was the more correct answer.  I can give you a very good web site that has 100's of practice questions and closing statements if you pm me.

In NC real property is assessed every 8 yrs but the city or county can make adjustments in the fourth year after a reappraisal.

@Ross Bernard Totally agree Ross, mine was a foreclosure and as a result I have over 160k in equity which I am in the process of tapping into. The ROI is currently 19% but that will drop significantly when I pull the cash out to invest in the apts, it will still be making money but not at that level. The apartments that I am buying however will come in around 24% COC, and that is a conservative estimate with inflated expenses. I owe it all to BP and its' community!

Good for you Samantha!  I just went thru this 5 months ago.  It was scary and exciting at the same time.  I use Cozy dot co to have my tenants' rent auto-drafted every month and it is FREE!!! 

I am now doing a cash-out re-fi on the rental property to buy an apartment building.

I got most of my information and courage from BP but if I can help you with anything let me know!

@Marnie L. If I can help at all Marnie, let me know, even if it's just being boots on the ground for you, it would be great experience for me. I have my real estate license but it is currently inactive however, I have connections and I will probably be activating it early next year and aligning with Black Bear Rentals in Asheville and my desire is to get into Property Mgmt specifically. I am in the early stages of acquiring a 9 unit apt bldg so I will be managing that as well as my SFH.

@Marnie L.   Asheville is a very, hot rental market right now.  I rented out my house (long term) in 5 days flat from listing to signed lease.  I had calls from Denver, Michigan and Wilmington as well as all the locals.  As far as Airbnb is concerned, over two million people visit Asheville from September to November for the Fall foliage.  My advice, go for it!  Keep us posted.
