Hi

I didn’t buy the house. As the house turn out to be not in the expected condition. One of my key learnings: when they tell you it’s rehabbed and they don’t put pictures – don’t believe them, its waste of time…

Also three property managers companies told me this is place with crime. My key take away from that is – only ask property managers that work in the area. But I couldn’t find one that told me "yes we have properties we rent in this place and its wonderfull" in the short time I had.

I am on due diligent period on house in Gresham Park. Selling comps looks good and my agent tells me it’s a good deal. However property manager claims its hard to find tenants in the area. Anyone has experience in this neighborhood?

Shopping center is not huge.

Other houses in the street request high prices. But I don’t know what they actually get…

Zillow is not so well indicator. I am not sure what is the difefrence between what people ask what they actually get... I will ask my agent to check in MLS

Hello Atlanta Investor, 

I am looking at a rental deal on a house which its backyard is a shopping center street. 

I have concerns that tracks driving this road. Or maybe it can attract some crime.

When looking at ARV – how much one should reduce for such house.

Is shopping center is really a concern?

Thanks Sharon! I moved to another PM. The process took a bout a week and my house will be back on the market end of this week. 

Thanks!, I invested in renovation and making the property to be nice. It might be mistake since I wont get it back in rent price. As people that leave in this neighborhood looking for cheap places.

I wanted to ask investors and property managers. I am trying to rent my first house in Decatur 30032 for a week.

The property manager says  that people don’t want to see house interior since they don’t like the schools and neighborhood.
On other hand my agent tells me its hot area. I was thinking that I just need to lower rent price and someone will come.

I am worried that this ZIP code is a mistake. Thoghts?

I am a new investor in Decatur. I already bought one house in 30032 and looking now for the second one. I am looking for contractor that can evaluate the rehab cost at inspection period, and then actually do the work. I leave in Israel and never been in Atlanta, so I need contractor which I can trust. Please recommend!
