Post: Powder Springs GA rental

Hello

I just bought property in powder springs. My PM told me that this is great rental area.

However already 18 days without one application.

PM says its December, but when I look in Zillow I see many houses sitting for weeks waiting for tenants in Powder springs and I don’t see that in other areas.

Did my PM gave me bad advice on buying in powder springs, or its hard to find tenants in December?

@Aurelio K. can you can explain why Forsyth county?  Is it because of good population or something else happening there?

I will look soon for another property. I am sitting on the fence at the moment to see what is the net income I actually get from the rentals, before I increase my investment. The house I will look for will be without major rehab and in nice areas where there is no crime, people take care after the houses and garden etc..

Minimum rent for the house should be 1000K. And minimum rooms are 3+2….

I was thinking to look at Multifamily in the suburban as Juan suggested.

I am also out of state, many areas where i feel safe. Such as Gwinnet county. I also bought one in decatur 30032, but i didnt feel safe to walk around.  Regarding tenants, the only house i had issues was in good area...

I have rental in east point. No issues with rent collection so far. Nice cache flow. 

East point make investor life not that simple. For example I am required to do notary signature to enable my PM to turn on utilities in my name.

Thanks @Ryan Murdock This is extermly helpful site for me!

I searched with the two property ID's and I could see that the vacant lot is near the lot with the house.

 When I look at the history it seems like always these lots were sold togther

"M-Sale Includes Multiple Parcels"

I will let the lawyer give me ansears on that.

Hello friends

On November I bought a house in Fulton county. Last week I got a letter from the county regarding tax assessment on the house as expected. However I was extremely surprise to get also tax assessment to a lot near the house. I called the county tax office and they said that on the transaction I did both house and nearby lot purchased by me. The lawyer that did the transaction says we did only the house.

Did anyone had such case? How can I find out if the lot supposed to be mine or someone did a mistake

I actually didn’t review the application. I think I could ask things like what they do for life, do they have one or two salaries. But other information like credit history works completely different in Israel. Also one need to know the area and what I can get. This is something  I dont know yet. This is my first year in US landlord world.

The management company did tell me that if tenant is evicted before six month after placement they won’t take the one month payment for the new one.

This is not reflected in the contract, but that’s what he said they will do.

Another thing is the late fees. I am currently using two PM. One is giving me  100% of the late fees and the other split with me 50/50. When I signed the contracts I wasnt aware of the importance of this point as 25% people are late, this makes a difference.

I am not sure how they paid @Steve Vaughan as my property mangment company does this for me. Can you explain why paying with credit card means they werent qualified?
