Rental in Decatur 30032
I wanted to ask investors and property managers. I am trying to rent my first house in Decatur 30032 for a week.
The property manager says that people don’t want to see house interior since they don’t like the schools and neighborhood.
On other hand my agent tells me its hot area. I was thinking that I just need to lower rent price and someone will come.
I am worried that this ZIP code is a mistake. Thoghts?

this area is close to downtown decatur which has rents above $2000. We've had success with rents $1100-$1250 and getting ready To up that. This is a market ignored and most are young professionals that you'll have no problems with Paying on time, have checking accounts, stay 2-3 years and when they leave you only need to do a little in turnover. Plus it helps your neighborhood appreciate because they tell their friends, so if you have more there easy to rent. It's a different rental profile that I feel isn't being addressed so you have less competition. You have to put in more but I'd rather get $1200 with a good tenant then $850 with a marginal tenant. Expectations are higher but not those of Class A. This zip is a class C quickly becoming a C+ to low B.
