I understand your point. A good deal is done at closing buying 30% below ARV is the best. On the other hand I buy and hold for long run, I do plan to hold the house for 5-10 years. So it might happen that a deal done in full price in area that appreciate will gain more money on the long run. For me the rehab process is painfull...

We cant know what will appreciate and cant know which stocks will go up, but part of the fun is to guess this as well and enjoy when you do the right things…

Hello Investors

I notices that in Conyers Rockdale county there are good schools (Zillow grades above 5 mostly)

Prices of houses not that high. However property manager told me she doesn’t think this area will appreciate

Atlanta people, are you aware of new business in the area or government plans to support appreciation in Conyers area?

What is the process of getting approval for the work after its done?

What if I buy it for cheaper price and I take care of the permits, is that too risky?

The property manager tells me, if you get a permit than you will pay higher taxes... Better not get the permit.

I am looking at a house on Atlanta in Rockdale county. Tax record shows its 3+2 .The seller build in the basement additional 2 + 1.

The property manager say we can get rent for 5 rooms, which is much higher. Renters dont care from tax records that shows there are only 3 rooms

Wont I have a problem to sell it?

What is the ARV of such house according to 3 or 5 rooms?

I am new in USA real estate to take my words in the right perspective.

I am buying only SFH. The reason is

  • No HOA
  • More option to rebuild in the future.
  • In town there is stronger dependency with attached house quality of tenants and maintenance quality.

Rehab from distance is challenging. But it is doable. I leave in Israel and been in Atlanta only once. Still I was able to rehab two houses and rent them, now doing number 3.

Not sure its relevant for the American market but In Israel I have town house with long argument between tenants and next door home owners on building a fence. Both send me long emails with complains.
