I have tenant that leave 5 month in the house

Now his credit card was declined and he is late in this month payment

I was thinking that the property management company didn’t check him too good

They told me that at the time he was qualified

Interesting point is that they claim that every much 25% of tenants are late in payments but only very few get evicted

What are the member thoughts on tenants cant pay after 5 month, does that mean PM did bad job?

@Terry Burger, how much sqft needed to build for the 250K sell price? I dont see this price can be profitable for me. Assuming 90$ per sqft build price. not profit left... Anyhow good luck.

I am looking for an agent which can help my friend with finding good lot to do profitable new construction.

My friend is investor and the agent should be ready to do comps for lot and new construction in the area.

Currently looking at areas where the new construction prices are ~400K.

Where would you recommend investor to start new construction in Atlanta area.

I been doing rentals until now, my partner did new construction in Elenwood area in low price range.

Now we are trying to start together new construction in better areas.

We are looking to build town houses in the price of 500K

Which is recommended zip code for that?

I have property in 30315. It is 4 bedrooms. For 3 weeks the property manager cant find anyone that is ready to pay deposit or have 4 bedroom voucher

• 1.I would like to replace PM and any recommendation is welcome

• 2.Is that normal to wait 3 weeks with no one suitable section 8 tenant?

Thanks alot @Watson Smith ! That wasnt that good deal so I will skip. When you but in appricating areas, even if you make mistakes in rehab and not the best deal time fixes that..
