You'd have to arrange a referral fee with your buyers agent. They might even go for 50% referral fee. But if you are using an agent they will have to get paid and it will have to go through their brokerage and come to you as a referral fee just as it would if you referred out a friend or any other lead to another agent out of state. I would just go ahead and do that, you know the value of having a buyers agent that understands the local market. If you can get half the commission and they barely do any work, win win.

And to @Rochelle G., totally respect that attitude, and, is that the best way to gain leverage? You could also become a CPA and do your own taxes, but ultimately you're better off finding a really awesome CPA. Just like you could go find a really awesome Realtor who could do that for you while you focus on your one thing of buying up deals. The gig economy is a fun idea but getting your license isn't easy enough to just do because you don't want to take the time to find a rockstar agent.
