@Account Closed gotcha. Depends on how much business you'd be doing. Will this investor do 10 deals/year with you? If so, sure, you'll bring enough business to the broker. The broker will always have a split so they just won't want to invest in having you in the brokerage if you aren't doing at least enough business to be a legit agent. That said, plenty of full time agents don't do much business... where are you? NYC?

I'm with Sam's first sentence there. If you're going big with investing, focus on that one thing and find a good agent you trust to work with. If you develop that relationship, things will be smooth with transactions and you can give each other business.

@Dan Roma I think the important questions are, will you be doing this full time? What do you have experience in and what do you need a lot of training with? Do you know how to generate your own leads or will you need help getting some? Do you have a good space to work at home? Do you want to focus on just doing deals, or do you want to be totally independent and do everything for yourself? How many deals are you hoping to do every year? I chose to work with one of the top producing teams at KW. A team so that I don't have to do BS like put my listings into the MLS myself and take photos myself etc, and KW because of the amazing training my market center offers. eXp sounds cool but for me I really need an office to go to, I need the energy of other people and the lack of distractions I have at home. And I want to do a ton of deals, and can generate some of my own leads but want them handed to me too. I want to focus on conversations with buyers and sellers. If that's what you want, join a top producing team and the high splits won't matter because you'll kill it. If you want to work from home and be independent and don't think you need any training or help and just need to hang your license somewhere, go for the best splits.

Hey Vermont! I have a lot of people ask me throughout the course of doing business and I'm curious to hear everyone's thoughts. What are the next hot markets in Vermont? Where are we going to see prices going up, where is everyone going to want to live, etc, in 5 years 10 years? Heck, even 2 years. Is Barre really going to revive itself? Rutland? Are people going to get sick of the "cities" and move to more rural areas? What do you see happening? AND in this case, where would you invest in real estate if you were looking out at long term equity?

@Shane Brown Closing costs are important, but keep in mind it also matters who you'll be dealing with etc. And interest rates. Just make sure you like the lender and they are responsive, and then if it's all pretty close, go with your gut. That said, I shot you a message with another answer that I won't share publicly yet!
