Talk to David Wright. He is in the investment community big time and I think has a property management company too. Does it all but a lot of REO and short sales too.

I started as a brand new agent on a team at KW and don't regret a thing. I can't imagine having the same level of training anywhere else, especially after working with other rookie agents in the market who have no clue what they're doing

@Zachary Grauer Yes, joining a team should help you get started quicker. There will be a less steep learning curve, you should be handed leads to get started, and the coaching will help you take off quick.

Realtors will never go away. What will happen in the industry very soon is all the weak agents will leave the business. That means there will be more to go around for the stronger agents who are actually providing value to their clients.

Interesting choice. Those homes will certainly hold their value. I would guess some would rent to professors who aren't going to be at the school for very long, same for hospital. Most rentals in Burlington are intended for students or young professionals. Shoot me an email, I can see if I can get some data on how many of the hill section homes are owner occupied.

@Jay Wargo In about 30 transactions in the past year, I haven't had a single party use the same attorney for the transaction. I'm not sure how you can do it otherwise, I don't think the seller's attorney is even allowed to do the title search for the buyer, that's a conflict of interest. We don't have title companies here. So yes, you need your own attorney. Different in every state but that's the case here.

@Jay Wargo you need a real estate attorney to do a transaction in Vermont, so they should be giving you these answers personalized. Let me know if you need a recommendation but you need an attorney asap for title search and closing docs and they should be able to answer all of this.

@Kyle Mccaw totally agree. BP is a great place to find good agents. Working with a real estate agent is always a good place to start, good person to mastermind with because they'll know the local market better then you (no offense) and might hear about deals before they hit the market. 

Some realtors are going to be doing direct mailing. If you find an agent who goes after FSBOs a lot or does mailings to get listings, it could be a good person to partner with for hot listings they might find out about who refuse to list with an agent. Those might be people who want to sell directly to you.

So go find a good realtor. Go to some local investment meetups or ask us for referrals here. I'm happy to ask around through my connections to refer you to someone good if you have a place you want to narrow in on.
