If you are a licensed real estate agent as you seem to have indicated, it should just come to you through your brokerage. Otherwise it sounds like a local thing. Cities like to control things, if you're in the Bay Area I wouldn't be surprised.

Yep I was going to say if you're doing southern vt, it's going to be most profitable to do air bnb on ski properties. Not sure how it compares to the other areas! Condo might be good too, right on the mountain. Just be sure to pick something that will have a lot of traffic when it isn't ski season too

@Bonnie McCullough it probably means it's not listed with the right agent and not being marketed properly. If the numbers work for an income property and it's priced correctly, it should sell.

I'll second @Samantha Hiscock, I am always telling people Barre is the best place for cash flowing properties right now but they don't want to invest there without knowing the area. You can easily find a $100k duplex that'll get you $1500+ in rent every month. Just screen your tenants well! As you should anywhere.

@Account Closed just another thought, why would this investor want to work with you instead of with a full time agent? Just curious, because the full time agent will have more time to dedicate and better knowledge of the market. What value are you bringing to this investor such that they'd work exclusively with you if you're only working with them?
