Zero. And i wouldnt do it...just another hassle you will have to deal with when it breaks, someone breaks it/into it, on top of the increased water/electric use you're paying for.

Professional, reliable and greedy. They attempted to charge me a payoff request fee. Aka squeeze more money out of me in addition to the interest points etc

What is everyone not reading here? Shes using a conventional loan, ...house needs to be done. A done house (needs little to nothing to pass a u and o) in this area runs around 100k (her comps are accurate) and more location dependent than anything. Flip quality done= 125+ Whats it worth to not have to mess around with lost time, contractors, city inspections, is there a value to this??? Of course. P.s. I have a duplex on mayfield that is rented for around 2k a month. 2x 2 bed 1 ba.....with CAC!!! How much should i sell that for, I might be looking to move it.

Baltimore is broke. Its clear as day. Joblessness does here what it does to Detroit. Until that changes, nothing changes.

Good areas in baltimore??? Let me help out. Two baltimores exist, one is what you might call "good"...aka roland park, hampden, remington, federal hill, and a few other places. Cops are responsive, businesses flourish/ fight for space, as do residents. Maybe 25 percent of the city is this. The other 75 percent are versions of bad. Some are less bad and some are more bad. Drugs are everywhere, police are powerless. Board ups or not, they can happen at anytime. The areas you mentioned are bad. Better or worse is relative, but worse areas definitely exist.

Concentrate on girls for the next 7-8 years while they still look good and want to party....then worry about work.

Vacant a month here, a month there...but not more than a month. Keep in mind, this city is all renters. They once owned using subprime loans, but now largely don't have a chance in hell. Your rental will not be vacant if the following is satisfied; 1. It is a quality, livable home. 2. It does not have something that says don't rent me. These are things like..walls falling apart, zero parking, tiny kitchen, etc...neighborhood comparably of course. 3. It is priced both affordably and comparably. Your fears should revolve around is the house going to make money given what is required to rent. If the previous is satisfied, vacancy is a non-issue.
