Inspections are always necessary, its just a question of what is meant by "inspection". Do i hire an inspector? No. Im experienced enough to see a house for 10 minutes and know what is wrong and what it will cost me. One cant usually buy a house at auction without this ability (or someone they trust with it)

80 bucks (turbo tax, and i own 40 places) cpas are overpriced and use the same software to do exactly the same thing i do. An accountants true value existed when everything was done by hand.

No, you can not. Why? Its your house and your job to maintain it as a result of anything that happens as a result of "normal wear and tear". Why should a tenant have to pay you if the roof develops a leak and you have to fix it?

Hey jake, i encourage you to fix your credit and save money before proceeding. Perhaps get a job working in investment re in one form or another

Must turn a bedroom into a "room". No bedroom door, no smoke detector, few other tricks can make it happen. Not sure what works now though. Your request for your desired rent is irrelevant to section 8. 2br voucher rent maxes out at a certain number dependent on house type/features/area. Not sure where to find that number, but call around and youll get it.
