Im looking for an attorney to represent me as plaintiff against baltimore housing/city. All the work/research/documentation is organized and completed. Because the amount exceeds 5k, no longer a small claim and llc requires representation. Work required: draw demand letter and mail it. Listen to correspondence from defendant if any. File suit, if no settlement. Show up to court. Compensation i offer: 1. Attorneys fees sought as a part of claim 2. A Percentage of the recovery 3. All court costs filing fees paid by me. 4. Minimum payment regardless of recovery. Claim amounts to around 10k before lawyer fees/court costs. Let me know of anybody that may be interested or If you are an attorney that is interested. Thanks

Depends on the property. And how much you know about what you are doing. The fact that you are far away presents a massive disadvantage. Overall keep in mind that by not knowing, you are paying more. A "turnkey" company presents u a property that they are vouching for in several aspects. A retail buy has no such "vouch". In the previous, the difference is obvious. Turnkey, if you believe the seller, is actually turnkey. A retail buy, may or may not be. Whats that assurance worth? How much help do you need to achieve assurance of turnkey on your own? What the price difference, if any? Any guarantees from turnkey provider??

if its a day of turn on issue, just turn it on earlier....problem solved. if you have heat, and its not on and in your control to do so, then you haven't supplied heat. unless this is specific in your lease as to timing of heat and cooling turn on, and agreed to by all parties.....you may have an issue if its necessary to be on. Depends on your lease. What I can tell you is that if it snows in September, and the heat isn't on, despite that October 15th understanding, the landlord will have a problem.

you really need a first hand look at the place. then, beyond the numbers, you need to ask yourself.....what would I need to do to this house to make it sellable at the number I seek? what did the comps have? does this offer the same? what would I need to do to this place to make it the same or better?.....maybe there is a reason that this house is available? maybe a bunch of things.......but do know that flippers are like starving piranhas, particularly with anything MLS listed. in that, they attack deals, and know a deal vs a non deal. in their predictability, lays information.

If you supplied it as part of the terms to the lease, in baltimore city, and now do not....any judge is going to rule a reduction in rent is warranted. Did they have to move??? Debatable, probably not. Do they have a legit claim if its out for a day or 2?? No A couple weeks?? Yes They are paying you rent based on having central ac. They don't now and its not there fault, = some reduction is warranted, however, they can take that hotel bs and stick it. A hundred dollar window unit would've sufficed (and you should've supplied it initially to a avoid this situation)
