Keep in mind, In a Short sale a bank is being convinced to sell for less than they are owed. They don't like this. As a result, a bank is not likely to put itself through this whole process if a home inspection contingency post approval could toss the whole thing down the toilet. Think of a short sale like you would a foreclosure, know what you're looking from an inspection standpoint before making an offer, and make the offer based on nothing in the house changing of any real significance before closing. The bank will be more likely to accept under such terms.

Looks good, if you sell it and get an offer, he gets to buy it first. Who cares? Assuming you don't plan on selling it.

arc faults are usually only required for bedrooms, but maybe more. All an arc fault breaker does differently (from an install standpoint) than a normal breaker is run the neutral directly into it. a 2 second procedure. Anyone charging additional to install these over a normal breaker (or attempting to) should be fired/never hired.

Though your assumptions are low, the real problem as I always saw it was putting the 25 percent to sleep in exchange for questionable cash flow every month. I've found that owning property outright is where owning property becomes profitable. The liability and repair/mortgage/vacancy expense plus waiting to payoff the mortgage necessitates rethinking. Your thinking is on point. I've worked through this problem and have been able to own property outright in a short period of time. Trade offs do exist of course ( low income areas), but I now own 6 properties outright and will own another 17 outright in the next 3-4 years which average between 800 and 1000 per month in rent.to do this requires a high aptitude in such properties ( which I didn't have initially but do now)...hence not for the faint if heart to go at alone. Do the math to see where I am in 2018.

Stick to what you know, where you know. Unless you were talking hundreds of properties, why spread out?....there are varying issues in varying places...constantly changing. Learn and master one place,...then move to a second if necessary

upgrade it, youre talking a new service cable, a new panel, an electrician to pull the permit, and time for the service provider to connect it. panel is 200, service cable 100, electrical to convert panel/pull permit, figure 500-1000. 500 is fair (cash) 1000 is high....and you pay permit cost.

reason? upscale neighborhood/2 zone heat. Jacuzzi? worth doing it if you question the power requirements even slightly
