I have a question for the out of state investors. Do you think it is better to purchase multiple properties in one market or diversify markets by purchasing one or 2 in various markets? For example if someone is buying 6 properties should they buy all 6 in one market or 2 properties in 3 different markets ?

@Daniel Guillermo that's a great question. As a potential out of state investor I think the question is whether you are going to try and manage the properties yourself or have a local property manager. If you're going to try and do the management on your own (not so feasible in my opinion) having properties in the same market makes sense to me. You are getting economies of scale. If you are using a local property management company I think it might be less important and you can benefit from the diversity of being in different markets. Just my two cents.

By the way where on Long Island are you? Am a former Massapequa guy.

Regards,

Michael
