it's been tested when a guy on one of my jobs decided to slice his finger and went to an attorney. The law generally carries the belief that if a homeowner hires someone to work for them, they are considered to be the homeowners employee in regards to workers comp. the waiver I had this guy, and all others sign, was shown to this guys attorney who read it and decided their was no case as a result. Perhaps It's not solved, but signing a waiver that specifies an understanding that workers comp is the hired persons responsibility coupled with the fact that the hired person can always choose not to take the job as a result (free will)...is a fairly compelling argument to any court

in md, each Llc requires a "personal property return" annually to the tune of 300 dollars, lovely state

Everyone I hire that steps foot on my property signs a "waiver of workers comp" form. Non negotiable, problem solved

9 Llc s x 300 per year personal property return =2700 =ouch

hi everyone, I'm a landlord for many years in Baltimore, I own properties throughout the city and manage them myself with a staff, I'm happy to give you the largest truth I've ever learned. why would you ever consider such a thing? I would kill, or at least bludgeon for section 8 tenants

In Maryland for example, a cute little way that the state takes advantage of the monetary benefits of offering an LLC while affording those having an LLC little to no protection is by stating in law that " an officer of the Llc that commits/takes part in the offense in question is also liable"...aka if you run your own Llc, you personally are also responsible. What I have done to combat this horseshit is to own my houses in Llc's, then start a property management company that I run that contracts with the Llc to manage the properties, all tenant payments are made to said property management company.
