the water bills were already ridiculous pre rain tax

@Matthew Paul please explain in more detail. isn't the meter in the street (ive accessed it before but want to make sure we are talking about the same thing)? wont the city raise hell when they see it manipulated or is what you're talking about legal? can I pull this maneuver when people are living in a place and refuse to pay their bill, what are the consequences if so?

who cares about it, really?? a few retards sure, but can you imagine all the crazy things that go on in a house that aren't known about? is the neighborhood privy to murder?, more important question...

All and all not horrible, Doesn't sound like he was gouging you for money more than overstepping his boundries. Asking for money upfront is typical, to which a no response should resolve. It's not illegal to ask. The only wrong thing he did is try to do something in a different matter than you asked, taking out personal pride, not horrible and you could tell him your not paying him for it/ and or return it to its previous condition or he's fired. Either way I hope you have a better alternative waiting in the wings as you are losing time/ money without the job progressing.

im considering renting some property to assisted living businesses, anyone have any experience with this? i see some upsides in preventing evictions/ higher rents. any info would be helpful

talk to ex wife perhaps? make her understand that you're caught in the cross hairs? ask her what her intentions are? if she intends to f with you to punish her ex....roll out, if she feels the price is unreasonable, determine the point to which its worthwhile, see if you can get it for that price or less, if not roll out.

1. I file failures on the 10th and warrants 1 week post trial, aka on the DOT. Always with water. It doesn't seem to matter. My screening process? Unfortunately I'm not renting in Hampden, the screening process does little. job good, rent history good, no criminal records or active collections cases, current rented home good shape, all seem to be completely immaterial. I collect more upfront to cover the eventual "move", which seems to be the only way....let me know if you know of another way because I'm all eyes (ears in person)

invest where the deal is, Baltimore can be good or bad, you must know where you are buying a house in Baltimore, I have houses 2 blocks from each other in Baltimore that look the same but represent completely different rental scenarios

of course it is, which changes nothing about getting someone to pay. these people are like traveling nomads getting evicted from one place to the next.

city water bills are insane, add in that the POS tenants never pay their bills and the city refuses to turn water off, equals big problems ensue as a result. Better is when a tenant vacates and the neighborhood decides it's open season to steal water from the now vacant house. Why are they able to? Because the city won't turn off the water...sure I can turn the water off in the house, but the thieves(aka Baltimore city residents) just turn it back on and continue to steal. Baltimore+5 years = Detroit.

of course room exists for "turnkey", after all, it exists and prospers..rental property is tough business that is more costly when others are involved to do things for you. And whether I bought in Florida, Atlanta or Baltimore I would be hands on about it without taking anyone's word about how "turnkey" a supposed "turnkey" house really is, or what it will produce. Again, complacency costs money..aka .a turnkeys markup and mgmt fee. Whether it still makes sence to do with those fees is another discussion entirely. My Baltimore background makes me say bs anytime I see a bloated projection from a turnkey outfit, or maybe it's that I know better
