WOW!!! Never knew there were prostitutes at hotels near the airport. Ive always seen business men and women or families moving. I just stayed at a hotel near BWI last month. Well I guess you just have to be careful.

Hello All,

I just put down an offer on a home for $15000. Asking was $30,000. I spoke to the bank representative before and he said the best he could do was above $20k. So I waited and asked again today and am putting in an offer at 15k. This offer has gotten past phase one. The "Yes ill put it in and see what the bank says" phase. My question is, I would like to have a contract/agreement/contingency stating that I would like to hold the property for X amount of days so that no one else can buy it. I need to get a few contractor bids on the property and let the title company do some research on it to tell me if everything is ok.  

If you have any other advice on the matter of having your first rental please don't hesitate to let me know. One last thing: Tips on Landlording.

So I have a friend who wants to go in with me on my first deal. Its a rental property in Baltimore Md. He is going through some personal issues and wonders if his divorce will affect his partnership with me if we are in an LLC. What are the cons of partnering with people who has issues prior to the partnership? Would you partner up?

Hey Jimmy,

You can stay at the hotels near the airport (BWI). How long do you plan to stay here? I just moved from San Diego this past April.

GET LISTENING TO THE BP PODCAST. Read Rich dad poor dad. Go to REIA meetings when you can. NETWORK!!!!! This is most important to me because I believe it takes a team to get to where you want to be in any endeavor that you may indulge in. A lot of people are more willing to help than not. Also get you some business cards. Even if you don't have one single investment property. You never know who you may come into contact with and who they know. Im in the Baltimore area. Its great for rental properties. What type of investment strategy are you interested in?

I am a newbie investor in anne arundel county and the baltimore area. I am actively looking for deals in a 15 mile radius of baltimore, md. I spend two hours everyday searching for houses on my way home from work. It never fails. I find something new everyday. Its very exciting. Im also from the area. I would love to help in anyway possible. I am trying to learn from someone who has done a few deals. It would be great to go through a deal with someone befire i do one on my own. I have my eye on two properties right now. I am going to be getting bids from a few contractors this week to see how much the rehab will cost. One is specifically used for buy and hold purposes but the other can be either or. Both have tremendous equity or will once renovation is complete. 

The areas you listed by the way (from my knowledge) are pretty good areas. Catonsville, Md which is baltimore county has a good community and lots of amenities nearby (Mall, Shops, Schools, car dealerships, grocery stores, etc). I695 is close by also. I personally like Linthicum Heights. Nicer area but less amenities yet still close to highways. Lately i have been driving through linthicum heights and its surrounding areas. I have found a few distressed properties that has not been listed yet or is off market. What exactly are you looking for? Price? Type of property? I am more than willing to help you and learn at the same time.
