go to a local bank or contact a mortgage loan officer and ask about their refinancing programs as well as line of credits. You may get some useful info on assessment and taxation from the marylands website. I tried copy and pasting the link but this came up "this HTML class. Value is http://www.dat.state"

I read that if you did not agree with the assessment that was mailed to you that the state will NEVER charge you for appealing it. Idk if thats helpful though.

how do you know if you should flip in a neighborhood? I see a property for 57k in a hip area the property was assessed for 124k in its current state. ARV could be 250k+ Its been on the market for 54days and has a ton of comps around it. The good thing about this property is that if it does not sell quick enough i could easliy rent it. It is a foreclosure. Now my concern is that its listed as a one bed one bath. Many houses list and many houses sell. What else could i do to determine if this is a good investment.

I think i am just going to pay for the house out right with cash (20k). And get a consumer construction loan. But id prefer to get a mortgage and go through a rehab program with the bank so that the monthly payment and interest rates will be low.  

Do i tell the banks that this is an investment property? I do just want to be sure.

my understanding of a private lender is someone with money that will lend ot to you ( not necessarily needing a private lending buisness). Maybe im wrong. When i say private lendimg i mean specifically friends, family, or local investors who want to invest with you.

Ian Barnes is a Hard Money lender who has an excellent referral program for newbie investors. You find a good house to flip, take it to him, he takes all risk, and you get a percentage and plenty of house flipping experience. Bwi meetup on west nursery road is awesome. Thats where i met Mr. Barnes. I learn something everytome i go. Also,  ba careful of what you ask on the forums. You arenot suppose to ask for services on anything but the BP marketplace. Requesting a mentor is a service. I was told the very same info and dont want you to get caught up and possibly get kicked off the site. I love BP and want you to take advantage of everythingon here while respectiing the rules of course.  I am looking for a more hands on local investor to help me wiyh my deal as well. So if i come across anyone or when i do my deal you can tag along.

i have thought about hard money lending but they are very expensive. I would like private lenders because i know we could take equal fall if worse comes to worse.

I saw a 4 unit 2/1 each unit building for sale for 300k in Baltimore, MD. I went back and forth with the seller and finally gave me a asking price at 300k. Obviously that's to high for the area but what would you offer if they said what would you pay for it (That's what they said to me)? I personally would like to buy it but the price is way to much. They seem not to know how much its worth by not placing an asking price. Anyway here is a link to the property

Hello everyone, 

I am looking for some help on this property that i am interested in buying to hold. The property is located in west baltimore, md and is advertised as a 4 bed 2 bath MULTIFAMILY. I see a 5 bed 3 bath multifamily. Its current listing price is 30k but will go for less. The neighborhood is decent and the immediate next door neighbor is a police officer and has lived there for 15 years. I spoke to him today and he said his property which is the same set up is worth140k. The property will need at least 50k put into to get its true worth. Im seeking financing/education/guidance etc. This is an excellent opportunity. Ive taken another investor to see the property and got their opinion. If you have any questions please ask. Thank you
