Hello all,

Its been a while BP family. 

It sucks when your resources are low and you find some awesome deals. So i was looking at some homes last night and did a little research on the area (as far as buying and selling is concerned) and came across a good bit of properties. These are bank owned for 100k to 140k. The homes ARV are all over 210k. Thats the absolute least one would sell these homes for. I of course looked at the comps and my mind was just blown. You know those great areas that have some homes that are vacant or repossessed by the bank and sold at a really low price comes only every 6 months it seems like. But when you find them you better move quick because a smart investor who knows the area will come and snatch it up very quick. Well thats my current dilema. There are at least 3 of these properties in the great areas with awesom comps. I would really like to find 3 investors and partner with them so that i have all three going at one time. To find these 3 wonderful investors how would one pitch the idea of becoming partners on the property? I have yet to flip a property and want to be sure i am doing everything properly. Any advice is much appreciated. Thanks in advance.

thats awesome. I have access to about 50k and want to use the BRRR concept. But i get stuck on refi. Where do you refinance at?

Good Morning BP Family,

I hope all is well and you are investing happily. As I have constantly come up with different ways to invest in real estate I must say that this one strategy of being a VA is most useful. Not just useful for the one special person who hires me but for me growing my knowledege of the different functioing parts of the real estate industry.

   First let me tell you who I am and what I am about. I am 24, a mother of a handsome little 2 year old, and a firm believer in Jesus Christ. Ive traveled all around the world and have had all sorts of experiences  due to my job as an active duty sailor who has 5 years of service in the military. Administrative work is mostly what I did. As a sailor, there is more to do than just admin work. After all I was hired to protect right? With that being said i did not just join the military to fight for keeping the freedom of my country but I also fought for the freedom of my life. As any honest person who wants to change their life, i chose to push myself to do something i couldnt get out of very easily. Five years later i still have not given up. I needed stability financially and personally. And i got just what I wanted and most definitely needed. Improvement is the one thing in life that should be constant and thats what I aim to do. Whether its me improving my own life or someone esles. 

The main reason I would like to become a Virtual Assistant is to be able to communicate directly with an experienced investor and work with them part time for a few months the move to full time. Other reasons include more time with my family, gain experience as a VA, earn income, hopefully travel, and work from home. Now am sure you have asked yourself or will soon ask What about the military? Well the whole purpose of me writing this ad is because I will be out of the military in a years time due to family hardship that the military can not assist with any longer. I am very greatfu to the military for what I have been able to accomplish but its now time to put my family ahead.

With 5 years of administrative experience I can do many different things. Ive created programs, schedules, tons of data enrty, dont get me started with organizing. I did alot of delegating others also. The one thing i have for sure impressed in my brain is to not be comfortable with saying "I dont know". Rather say, "I will find out". And thats just what i will do. Find out if im not sure. I am pretty comfortable with telling you that I have no experience as a VA. I say this so that you know im not pretending. No one starts off as an allstar. They got started somehow. If you are willing so am I. Doesn't matter if you live in Maryland, California, Texas, Oklahoma, or Washington state or even if you need a live in property manager for your newly purchased investment property. Just tell me what you can offer and I am positive we can make things happen. If you have any questions at all please feel free to leave a comment below or send me a private message.

question about refinancing. Does fha 203kloan  make one wait for refinancing a loan after a year or is it up to the lender?

Post: Baltimore Flipping in Fells Point

So there is a property in Baltimore, MD that I have had my eye on for some time now. I have been watching the market in the area the home is in. Ive looked at the comps, how quickly homes sell, how long they sit on the market, the renovations or lack there of, etc.

5 homes has sold within three months that are similar to this home except this one is completely gutted and no street parking. You have to walk around the corner. The street the home is on is just a through street. But its the only vacant home on the block. Plus its 3-4 blocks away from the water. Profits could be a definite 20k+ in relation to comps.

My question is why in the world is there not an investor jumping on this property. As many people from Baltimore know a 700sqft rowhome in fells point can sell for 125k or more depending on the reno. What would be the reason this has not sold?  I tried to give as much info as possible for you to see my point. I have a feeling that if a property is not taken by another seasoned investor in a good area within a certain amount of time something is probably terribly wrong with the property. Or do experienced investors not like to deal with banks? Any insight is appreciated. Thanks.

Michael. I would love to house hack but the area i want to live in doesn't have any multifamily homes that are move in ready. I would use my VA loan for a multifamily.

I would like to house hack but i still need to figure out whether to puchase or consolidate. I would really like to purchase a home with a ton of equity (which i found), refinance, renovate, pay off debt and just have to pay the refinance mortgage. That sounds great to me especially because i can put more towards my mortgage and pay it off sooner due to the low interest rate. 

The purpose of consolidating my loan would be to have a lower interest rate to pay off the loan quicker not hide poor spending habits. I dont go out, buy shoes, clothes, or anything unecessarily. Honestly my sons daycare is what kills me every month but thankfully i found a daycare that i pay 500 bucks less. (I could cry because im so happy). Also my car loan interest rate is 13.24% (the highest ) my credit card is 12% and my student loan is 11%. Why not just have one loan at 13 to 22%. It may sound high but man it sure sounds better than 37%. I prefer to save rather than spend due to my goals in real estate and life in general. Thanks all for the advice. I know this isnt a financial advice website but i really needed to ask a good bit of people. Never know others experience.
