This thread was very helpful. I am in the same boat. Well trying to find info anyway. PRISON!!! Thats scary. Did the guy not know any better or took advantage? OAN so just so i am clear, i can partner with one other person in a fix and flip (we both have money in) and split profits if i know him, have sat down and got to know him? But i CAN NOT get 5 people to fund my project without proper documents ie notes?

The only way to gain experience is either by doing it or finding someone else who is doing it.

I appreciate all of your advice and will not take it lightly. However, i feel as though your saying go but dont go. You said the easiest way to get money is to just ask. But i have to market right or else i dont have people to ask. Am i looking at this the wrong way? I could ask family but i dont want to use their money so next comes strangers. I also dont plan to use many investors for one deal. My aim is to have a little black book with private lenders.  I would like debt or equity lenders. Both could come in handy just knowing that they are there is comforting.

Im glad you responded to my post especially because you are a lender. PERFECT. But im still stuck on the experience part of it all. It seems like investors around me are stingy with their knowledge or willingness to help and i understand why. Thats less money for them if they help me. No better teacher than experience. Im not one to jump and do risky things without seeing how other people jacked up or learned from what i want to do. I love to ask questions. Questions prevents crazy situations.

So I put a post on craigslist to find some seller financed homes. I got one offer for a mobile home which i was not interested in and another person asking me if i was looking for people to invest in a property with me. I said that was not my original reason for the post but I am interested and if (WHEN) i find something ill let him know.

So The last guy gave me an idea. If he is one that wouldn't mind going into a deal with me maybe others will be as well. So with that being said i would like to go on a Private lending campaign. Sending out hand written personal letters, adds on social media, newspaper, craigslist, handing out business cards and posting signs out.

Are there any restrictions on having to many people fund your deals at one time? ( I don't like the idea of sharing all the money with everyone anyway, just needed to as)

Do you think this is a good idea? If so why/whynot?

I plan to go to the more wealthy neighborhoods and send letter first and see how that goes. I want people to see me as professional so i need everything to be on point.

I think this would call for a website and a separate telephone number. Any suggestions on a website creator? Im going to look on bigger pockets market place because i know they help with things like that. Just wanted recommendation from BP members.

I never did a fix and flip or any other strategy before do please let me know if im out of line with this funding strategy and how i should/could go about it. I living in severn, md close to Baltimore and other areas.

look on craigslist. Search for sale by owner. In baltimore md. Ive been seeing awesome deals but have no immediate cash to purchase a home out right. Im looking for a seller to finance their home to me. I hope you find something good.

I say to keep it simple (less work for you) just split the total utility amout up by that spaces are to be occupied. So if there are 5 rooms total and the total utilities(gas, electric, water, trash, etc.) comes up to $500 a month each room rented pays $100 a month. I know BGE does a budget plan that keeps it at a steady rate for a certain period of time and then it changes. I personally like it when i know how much i am going to have to pay instead of having fluctuated rates all year round. As a college student my monies would be very closely watched. So knowing that id have to pay any where between 100 to 170 all year round is awesome to me because i know how to budget my money appropriately.

I dont think you are crazy at all for including utilities for college students living off campus. Utilities have to be paid somehow and if you can get them to pay for what they use then thats great. School campuses dont have to worry about things not getting paid because everything is paid upfront before they even go to their first class. But as a landlord you have to wait for your money unless you do some type of room and board plan like the schools.  

It seems as though everything is going well with you Mrs. Lois. You are doing great things so keep up the good work.

Catchy subject line. I have been trying to think of ways to warn extra income myself. I would like to try and save up a deposit for my future properties. $3k-10k I actually have a buisness license for food service but its from California. I have to change it to maryland. I dont want to get my own building/cart right now so im thinking of going to local businesses that would let me sell my product in their shop while giving them a portion of the profit. I tell you all of this because perhaps there is another route you can take to get to where you want to be. Find something else you like to do. I was told once that the average  millionaire has at least 7 different streams of income. Maybe you dont want to be a millionaire but i dont believe that an entrepreneur should limit themselves to just one skill. I also do not believe that you should master one skill and then move on to the next. I say do as much as you can to know the ins and outs and hire others to do the rest(to keep it running). I hope what i said helped.
