im still new at this but P. Martin what does "Comps" mean? Also will the value of the material that habitat use or the fact that its all volunteer rather than professional affect the value of the homes on the community? What are price restrictions.

So this weekend i volunteered with habitat for humanity in baltimore maryland. They are renovating at least 10 homes on this block which makes me think that this is a gold mine. Is it a good idea to purchase a property on this street based on the fact that the properties are going to going up in value? The inside of the homes that are being renovated are very nice. What would you do?

I really wish i could write a note on my own profile so i could save it for later and add to it later but i digress.

Try this idea on for size. Go around and scout a neighborhood. Find a few houses that needs some extra attention whether they are for sale of not. Mainly run down houses on its last leg. Go to the owner and let them know the estimate of the fixes along with what the house is worth and how much you are willing to buy it for and how the problems could be more expensive in the future. You just may find a motivated seller. Once you let them know the estimate you hand them over to your partner real estate agent (whether they work for you or someone else) and let them handle the rest. It would be smart to have a nother house on standby so that you can give another offer. This offer would entail you to have them sell you their current home at more of a wholesale price and moving into one of your wholesale homes or paying you 50k to live in one of your newer homes that you may have flipped. Of course charge what the property is worth. 50k was just a random number. With this type of strategy i believe you have to show that you want to help the home owner out somehow for them to bite the bait. This is a win win. Im really into both parties winning. The Seller gets to upgrade to a newer safer house and you most likely get your house for a lower price and walk away with a profit if they move into it.

Again I am very new but thought is sounded nice in my head and wanted to see what others thought of it.

Thanks for the reply Ned. funny that you are in baltimore. Ill be heading back there to take care of my mom for a while. Because im sure you know the area well what would be the best way to go about getting any job in the Real Estate field in baltimore? Who are the most flexible people when it comes to experience?

I am brand new to the industry and have decided that I want to be happy rather than depressed. I am a US Navy Sailor and have enjoyed very minimal time being one. Dont get me wrong I love what our great nations navy stands for but I can no longer stand with it. I have a sick mom, disabled sister, and a two year old son who doesn't even live with me due to my navy career. Well I am so ready to seize my dependency upon the navy. If you all dont know already many in the military suffer through things to have the benefits that are offered and find themselves lost without a cause if they had to get out for some unknown reason. I dont want to be that person. I actually may be processed out of the navy soon because my mom is ill with two young girls and no help. I am the only one willing to be there for them. So with that being said I am in dire need of help. The first thing I know ill need is atleast a part time job. I really want to start off working as a property manager or construction workers for rehabbing properties. I want to be behind the scenes working towards the transformation first. That way I can go in as an investor already seeing what the outcome will look like before we even get started. Any suggestions on how to get these jobs with no experience?Also, is it a bad thing to offer free work just to get the knowledge and know how in return? Im a strong believer that knowledge is power.
