Not sure if any other fathers have experienced this, but when I held my son for the first time, I instantly had a need to do better and be better for him. That's what fuels me. It's powerful.

As @James Wise said, direct mail needs a big budget and at least 9-12 months before you start getting traction. Most people make the mistake of mailing once a month. Your results will improve going weekly for at least the first 6-12 weeks, then every two weeks after that.

If you have the time to put in, start knocking on doors. Pick a neighborhood, own it, and hit every house at least once a month.

Hi @Sal Fichera,

I think you'll find that recruiting agents is a full time job. I'd be careful about undercutting other office splits, as the type of agents that sort of plan attracts aren't usually the ones you want...plus they'll jump when a cheaper options comes available. Plus, at this point, you have no market share, systems, support, etc.

Just throwing it out there...unless you actually want to be in the brokerage business (with its thin margins), you might be better off just doing your own transactions.

Hi @Scott Anthony,

You'll need to start networking with brokers and landlords. Many of the best locations get leased without anyone finding out about it. You will also have to educate yourself about zoning requirements in your community - the town or city will be able to help with that.

I'm a proponent of refinancing instead of selling a property. As long as it services itself, even with marginal returns after a refi, you're much better off having it than not over a longterm hold. Take the cash from the refi and get another property.

@Liz Brumer-Smith Geowarehouse is great for demographics in Ontario. Many of the larger police forces now have crime mapping features on their websites.

While I'm not familiar with the splits in your area specifically, you do have to "put in your time" more so on the commercial side. There are many residential brokerages that will hire any warm body they can find and play the numbers game with high splits and a large number of sales reps.
