Hi Devon,
An important thing to also keep in mind is, despite some seminar speakers saying otherwise, there is nothing like a 1031 exchange in Canada. I'm sure you knew that, but thought I'd throw it out there since there is a lot of confusion on that point.
You're best speaking with a lawyer familiar with the niche you're working in as there are a few various that could change things up in terms of what's best for you.

You'll certainly want to replace the wiring, not only from a safety standpoint but also many insurance companies won't touch it without rewiring.

I'm always a fan of freeing up trapped equity and using it to acquire another one.

As Lane mentioned, cap rate should not be your primary focus. You should be looking for what value you can bring to the property and how the market will respond to that.

Take this opportunity to learn how to control it if that's your personality and/or inclination. I know a few people who couldn't control their "freaked out" feelings and stopped a good thing because of it. If the numbers work out, and are real numbers, there's no reason not to do it.

You need to become very familiar with REBBA 2002. You cannot "trade" in real estate without a licence. It would be wise to consult a lawyer familiar with REBBA 2002 who can walk you through it.

You can advertise whatever price you'd like - it's your property.

People adjust pricing all the time when selling; people also adjust pricing when leasing.
