It's either pricing or marketing (including staging). Usually price.

If the absorption rate is pretty low, you'll want to react quickly so you're not accruing empty days on market.

When you have you licence, you are held to a higher standard. There is also fiduciary duty. The grey area is pretty obvious in this case. There is a residential agent in my area being blasted by the media and who just settled with the disciplinary board after setting up a private sale with a seller to his parents.

I can't see why somebody wouldn't refi. I've always avoided keeping accessible equity idle in a property.

Have the tenants pay their own utilities whenever possible. It's the fairest option out there. Why should other residents be stuck with an increase due to the abuse of a few?

A good laminate vs hardwood makes no difference.

Consult a lawyer who's familiar with residential leases in your area.

Private lending is a good option. Make sure you have a good deal that can handle the increased interest rate/fees. Or partner with someone who can qualify for the debt.

You'll find that there are solid laminate/pvc flooring options that will stand up much better than hardwood. In my experience, carpet has been a detractor. Lay the laminate throughout...swiffering is better than vacuuming!
